Job description
This role for a Maintenance Operative has been released on a 3 month temporary basis initially.

The role is to undertake maintenance works and tasks within the confines of the Guildhall complex ensuring that the fabric of the building is maintained in a presentable, safe and durable condition while also working with or alongside other tradesmen either directly employed or contracted.  The role will utilised proven basic attained skills particularly in carpentry, plumbing, basic glazing, painting and decorating.  The role will play a proactive role in identifying building faults and required works ensuring that work is undertaken in a safe and professional manner.

Main Duties & Responsibilities

Scope of work
* To undertake works for the maintenance of the building fabric conducting repair and maintenance activities including carpentry, plumbing, painting and decorating while having an appreciation of electrical hazards and safety.
* Assist other directly employed tradesmen in the execution of their duties within the confines of the Guildhall complex.
* In the absence of the Plumber to undertake minor emergency repairs to the sanitary, drainage installations and to coordinate the procurement of materials as required.
* Proactively rather than reactively maintain all elements of the building fabric while seeking authority to conduct works where disruption to normal building or complex use may be affected.

Customer care
* Practice a positive customer care ethos and participate in any related training or development opportunities.

Planning, organisation and implementation
* To order and collect materials, fixtures, fittings and maintenance consumables from authorised suppliers utilising corporate transport resources.
* To assess the priority of works and tasks allocated via the City Surveyor’s Response Desk.  
* When using the City Surveyors vehicle, the task being carried out is to be planned such that the best use of resources is achieved operating in a coordinated and efficient manner.
* Responsible for the basic maintenance of the corporate vehicle (e.g. regularly checking the oil, water and petrol levels and the tyre pressures).

Performance standards
* Meeting agreed individual and group targets identified through the departmental appraisal systems.
* Provide timely feedback to the Response Desk regarding priorities and status of works and tasks allocated.
* All work allocated via the City Surveyor’s Response Desk is completed to the required high standard meeting specific response timescales or agreed targets.

Communication skills
* Communicate in an appropriate manner with all grades of colleagues, Members, visitors and members of the public.
* Communicate with suppliers to ensure the correct replenishment of stock for carpentry, plumbing and painting and decorating equipment.

* To assist with any other general maintenance duties as directed by line management.
* Participating in the continuous improvement of the service through the implementation of specific changes and developments in support of Business Planning.

Health and safety responsibility

* To undertake specific health and safety training responsibilities (e.g. receiving training in specific or generic risk assessments to become a designated risk assessor and thereafter undertaking an agreed programme of assessments).
* Actively seek to implement the City of London’s Occupational Health and Safety Policy in relation to the duties of the post, and at all times give due regard to the health and safety of both themselves and others when carrying out duties.
* To be fully conversant with and undertake all work in accordance with the City of London Corporation’s Standing Orders, Financial Regulations and corporate and departmental health and safety policy and procedures.

Due to the short-term nature of the role you will need to have carried out a similar role previously.
